Salt Lake City Real Estate

Salt Lake City is situated in the north part of the Salt Lake Valley, nestled between the Wasatch and Oquirrh Mountain ranges. Because Salt Lake was one of the first areas to be settled in the valley, it is home to most of the valleys historic districts. This includes The Avenues, Capital Hill, Marmalade District and the Sugar House / 9th and 9th area.

The Avenues is one of the most popular areas, with Salt Lake City Real Estate ranging in price from the lower $300's to well over one million dollars. The main historic area is located in the lower portion of what the locals call the North Bench. The area runs from North Temple to 7th Avenue (roads running west to east are named 1st, 2nd, 3rd etc) and from A Street to U Street (roads running south to north are named A, B, C etc). The area contains an eclectic mixture of homes, everything from historic mansions to ugly 70's apartment buildings. If you go further up the benches, you will find that the homes get larger, more modern, and more expensive. The Upper Avenues contains some of Salt Lakes most expensive properties, with many of the homes featuring breathtaking views of downtown, the Salt Lake Valley, and Great Salt Lake.

Located just to the west of the Avenues is the historic Capital Hill area. Named due to its proximity to the Utah State Capital, this was the first area to be settled by the Mormon pioneers and because of this contains some of the oldest homes. On the west side of Capital Hill is another area named after its fruit tree lined streets, called the Marmalade District.  Until recently, this area was in decline, but now given a boost by a number of redevelopment projects and condo developments, this area is on the way up. 

Situated on the east side of Salt Lake City are the Sugarhouse / 9th and 9th areas. Dotted with restaurants and trendy boutiques these areas have recently become very popular, resulting in rapid home price appreciation. Located in this area are two large parks, Sugarhouse Park and Liberty Park.

The downtown area of Salt Lake City is currently experiencing a massive multi billion dollar redevelopment. Triggered by the Downtown Rising project, numerous condominium developments are underway, the result of which will greatly increase the choice and availability of Salt Lake Condos.  Before Downtown Rising, your options for living downtown were limited, with the only large condominium developments being American Towers and The Gateway. Now there are several projects under construction, including City Creek Center, The Bridges at Citifront, Marmalade, Palmer Court and Metro Condominiums.

If you prefer new construction, then the chances are you will have to look either on the west side of the valley or the south end of the valley. Here you will find the majority of new home developments, including the two largest developments, Daybreak, which is located in South Jordan, and Suncrest, which is located in Draper on South Mountain. If you want to live on the east side of the valley and want a new home, then your choices will be more limited. There are a number of smaller developments but you can expect to pay considerably more than you would elsewhere in the valley.
